No hot water... until i get a plumber to turn up, sometimes tommorrow...

With any luck it will be something hideously expensive to replace that isnt just a washer..

Washer= I pay for it

Anything else= Property Manager pays

i cant afford to move, cant afford to pay anymore rent than what I am.. and rental properties are in short supply.
